Your property is probably your largest asset so it is important to protect it. If your neighbour or council are performing major construction near your property it is important to document the condition of your property before works commence. If this work impacts your property such as cracking of walls by way of excavation or vibration you will be able to claim against this. This will only be possible if you have a document that proves that these defects were not present before the construction work commenced.

WHAT IS A DILAPIDATION REPORT?

A dilapidation report is a report on the condition of a property at a given point in time. It records the current condition of the property through doing a site visit, taking photos and documenting it. It records any existing damage, and the condition of any particular aspects of the property that are likely to be affected by construction work, excavation or demolition.

Tip: If you’re planning on doing any major construction work on your property, it’s always best practice to get a dilapidation report done on the properties around you. You can avoid costly disputes that may arise from your neighbours claiming for damages due to the result of the construction work done on your property.

In a dilapidation report the areas inspected are:

Driveways
Street guttering
Footpaths
Nature stripes
Yards
Fences
Neighbouring houses and
Any other relevant areas

Therefore if there is any damage in the future this report can be used as a referral to who may be responsible.

A dilapidation report becomes an agreed record of the condition of the adjoining property to the building works.  Dilapidation reports are not simply an outline conditioning of a building, it is a record of the condition of the property, including trees, shrubs, fences, paving and driveways etc.
